## Recent Trends Shaping the Property Market

Softer conditions tend to sharpen the headlines. The data tells a more measured story.

Five recent pieces of research point in the same direction. Australia has more housing capacity than it uses. Quality assets continue to separate from the broader market. And investors who plan carefully are adjusting without being driven by short-term sentiment.

Here is what the research shows, and what it means for long-term decisions.

## Granny flats unlock new homes

Australia's established suburbs may hold room for 3.6 million additional homes. No new estates required.

Analysis by property platform Archistar found that 44% of suburban properties could accommodate another dwelling or duplex under current planning rules. Granny flats are one of the quickest and most affordable ways to use that capacity.

The benefits reach several housing challenges at once. Families can house ageing parents, adult children or siblings. Downsizers can stay in familiar communities. A smaller dwelling on the block may also free up larger homes for growing families.

For investors, granny flats can deliver strong rental returns relative to their construction cost. Feasibility is site-specific. Planning rules, access, services, build costs and the configuration of the existing block all matter.

The research also highlights Australia's "missing middle": established suburbs dominated by detached homes, with few duplexes, townhouses or other medium-density options.

Land capacity alone will not solve the shortage. Faster approvals, consistent planning rules and viable construction costs are still required. But better use of existing blocks adds housing where infrastructure, employment and services are already established. Part of the solution may be sitting in Australia's backyards.

## Why quality property performs..

A downturn does not affect every property equally. Over 25 years, just 18% of properties have delivered 58% of Australia's capital growth.

LongView Funds Management analysed 6.4 million property transactions dating back to 1999. The strongest performers were typically older detached dwellings on well-located land, where land made up a large share of total value. LongView describes them as robust older dwellings on well-located land.

Five factors shaped performance:

- Location
- Street quality
- Block configuration
- Dwelling size
- Subdivision potential

The research suggests these assets have delivered better total returns than higher-yielding properties with limited land value.

It also puts the current correction in perspective. According to LongView's data, no Australian housing downturn in the past century has exceeded a 12% peak-to-trough decline. Affordable segments have tended to hold up better than premium markets.

That does not mean every established house will outperform. Asset selection and purchase price remain critical. But the lesson for long-term investors is clear. Cycles move short-term values. Scarcity, usable land and enduring owner-occupier demand separate resilient property from the rest.

## Townhouses bridge the gap

Medium-density housing is where buyer budgets and listed prices meet.

Domain's Matching Demand report compared buyer search budgets with advertised prices. Across many capital-city markets, it found a gap between what purchasers could afford and what detached houses cost. Units showed the smallest gap. Townhouses offered a middle ground between apartments and standalone homes.

Rate increases have reduced borrowing capacity by up to 8%, making that trade-off more relevant. Many buyers will now give up land for a better location, a lower price and more usable space than an apartment provides.

Well-designed townhouses appeal to a broad market: first-home buyers, young families, downsizers and investors. They keep people close to employment, schools, transport and established services.

The findings reinforce the case for missing-middle housing. Detached houses and high-rise apartments cannot meet every household's needs, particularly where land is scarce. As planning systems encourage more medium-density development, townhouses will play a larger role. For buyers, they offer a realistic path to ownership without moving to the fringe.

## Investors adapt their strategies

Investors are becoming more deliberate about debt, ownership structures and which assets they keep.

Financial advisers report growing interest from homeowners planning to convert their current residence into an investment when they upgrade. Some are considering interest-only debt to preserve cash flow and retain debt that may later become deductible. That is a question for qualified tax advice.

The strategy offers flexibility, but it is not automatically suitable. Holding a former home for a tax benefit makes little sense if it has weak growth prospects, poor rental demand or no place in the long-term portfolio.

Investors are reviewing the complete position, not the headline price:

- Expected growth
- Rental yield
- Borrowing capacity
- Cash flow
- Ownership structure
- Future purchasing plans

The market also shows there is no single national property cycle. Performance varies by city, price bracket and property type. Higher-priced markets may see larger falls. Affordable areas with tight vacancies can remain resilient.

Changing conditions reward planning. Investors who understand their numbers, and seek qualified lending, tax and property advice, can adjust without letting sentiment dictate every decision.

## Negative equity risk remains low

Fewer than 1% of Australian households are in negative equity. Even a 20% fall in values would lift that to only around 5%.

Those figures come from Reserve Bank Governor Michele Bullock. Negative equity occurs when a mortgage balance exceeds the property's value. Recent buyers with small deposits are most exposed, having had less time to reduce debt or benefit from growth.

Importantly, negative equity generally becomes a problem only when an owner is forced to sell. Borrowers who can keep meeting repayments may hold until values recover.

Time matters. Australians typically hold their homes for eight to ten years. Over that period, loan balances decline and markets move through several stages of the cycle. The persistent housing shortage, driven by population growth and limited new construction, continues to underpin demand.

Buyers should keep a buffer and avoid overextending. For most established owners, short-term price movements are unlikely to undo years of accumulated equity.
